Land, being the costliest resource in realty, has frequently been at the epicentre of property battles, property wrongdoings and frauds. In order to get proper details about land, we need basic details such as estate title, which ensures the privileges of the title-holder. Notwithstanding, estate titles in India are vague because of different reasons.


Disputed estate titles lead to the absence of straightforwardness in land exchanges making the sector inefficient. Having a clear land title protects the rights of title holders against any other person's claimed assets.   1. Land acquisition is presumptive in India:


In India, land ownership is established primarily through a registered sales contract (Record of Property Transaction between buyer and seller). Other documents used to establish ownership include rights (property details documentation), property tax receipts and survey documents. However, this document is not a title of government guarantor title but property transfer is only a record. During such a transaction, the purchaser of the property has to check the previous ownership records of the property. Therefore, an estate in India determined by such salespeople is subject to ownership, consideration and challenging subject.


     2.    Land records are poorly maintained:


There are various types of information (property maps, sales activities) in land records Andhra Pradesh and they are maintained at different departments at the district or village level. These sections work in Silos and the data in the sections is not updated properly. Therefore, discrepancies are often noticed in land records. Previously, surveys were not carried out to update land records or were not completed and maps were not used to establish real estate limits on the ground. When data is divided from the sections, it is difficult to access land records and cumbersome to access tract records which have not been updated. To claim ownership over one part of the property, it is necessary to go back to the documents for many years with a manual.  Such a process is inefficient and causes time delays.

In order to eliminate these fears and doubts in people’s minds, it is required to digitise  all property records including transformations, digitisation of maps and referencing of printed and spatial information, overview/re-study and updating of all review and settlement records including production of ownership transfers wherever important, computerisation of enlistment and its joining with the tract records upkeep framework, and advancement of centre Geospatial Information System (GIS)
